A condemnation complaint must name any known claimants to the property.

In an eminent domain action, enhancement in a property’s value due to the improvement for which the property is being acquired is not included in the market value of the property.

Comparable sales used to establish a property’s fair market value must be similar in character, location, and other factors which influence value to the property being acquired.
